What is not included
The inspection is always visual and non-destructive — no floors are opened or walls removed. Specialist assessments such as a foundation survey, asbestos inventory (required for pre-1994 homes) or energy performance certificate (EPA) are separate services.
Frequently asked questions
Q: Do I need to be present during the inspection?
A: You're welcome to attend — many clients do. The inspector can then explain findings directly. However, it is not required. The vendor or estate agent can also provide access.
Q: How quickly can I schedule an inspection?
A: We typically have availability within 1–3 business days. For urgent requests, please contact us directly.
Q: In what language is the report written?
A: The report is delivered in Dutch, English, German and French — all four versions simultaneously, at no extra cost.
Q: Can I use the report to renegotiate the purchase price?
A: Absolutely. Many clients use our report to negotiate a lower price or request that the seller fixes certain defects before completion.
Q: What is the inspection area / coverage?
A: We operate throughout the Netherlands. Travel costs are included in the fixed price.
Q: What year was the property built — does that matter?
A: The construction year is one of the factors we consider. Older properties may have more maintenance issues, but our price remains fixed regardless of build year.
